How do you know if you are ready? I have several questions I review with my senior client's to help them evaluate their needs:

• Do you feel stuck in your home because you worry about going out?
• Do you feel you have adequate security and access to care?
• Does your home provide the best environment for your physical needs?
• Do you have underlying health concerns?
• Are you missing meals and the company of others?

Why is now the best time to sell your home? Please consider the following indicators:

• Low interest rates. This increases the buying power of prospective buyers.
• Government tax credits reward buyers with incentives up to $8,000!
• The Spring Market is always the busiest time of the year.

I have been in the real estate business for 17 years and have experienced good and bad markets. I believe the housing market will get worse, not better because:

• A Federal program, that has been keeping interest rates artificially low, ends the end of March. This will increase interest rates and decrease buying power.
• Tax credits will expire April 30. This program has not increased the number of buyers; it has merely motivated them to act sooner rather than later. This could slow sales and decrease home values and push mortgage rates up.
• Foreclosures and unemployment numbers are rising and will continue for the foreseeable future. This is not good news for housing values.

I understand that moving from your home of many years is a difficult decision. From my experience, many seniors are waiting to move because they hope the market will improve. However, the facts don’t support any improvement in the foreseeable future. Often seniors are overwhelmed by the thought of moving and have no idea about the other housing options available to them.

I recently worked with a client who had planned to stay in her home because she had no mortgage payments. The analysis I provided demonstrated that upkeep, taxes and insurance were costing her much more than she realized. Another concern was the money she was losing each and every month as the equity in her home continued to decline.
